Most of what we build does not fit a category. Over four decades and more than 12,000 buildings we have made greenhouses, chicken coops, pump houses, retail units, cabanas and stationary RV roofs. If you can describe it and it can be built from wood, it is worth a conversation.

Specialty Builds We Have Taken On
Greenhouses. Our first was built with J Szabo Collaborative Landscapes: a Rancher frame fitted with multi-wall polycarbonate roofing and multiple window sets, so it holds heat without becoming an oven. Starting from a proper timber frame rather than an aluminium kit means it survives wind and lasts.
Chicken coops. Built to the same standard as everything else, which is not something you can say about most coops. Solid wood, real ventilation, and a door that closes properly against the weather and against raccoons.
Pump houses and utility buildings. We built a 12×10 Rancher in Lynnwood and delivered it across the state to Spokane to serve as a pump house, clad in Hardie lap siding. Small, unglamorous, and it has to work for decades.
Cabanas and camp buildings. One client had a shed-cabana built at their camping spot, finished with pine walls and a loft, as somewhere to get out of the rain and play cards.
Commercial and Municipal Work
The clearest example is the City of Bothell. We built a set of Forester style sheds that became the Pop-Shops on Main, turning what would otherwise have been empty space into a row of small retail units. The Pop-Shops gave women and minority-owned small businesses a physical storefront without the overhead or the lease commitment of a conventional unit.
It has worked well enough that customers now find us through it. One client told us she noticed the pop-up stores in downtown Bothell, saw they were made by us, and went looking for the company. That is a fair summary of why this kind of work matters to us: it is visible, it is durable, and it holds up under public use.

Where Specialty Pricing Starts
Specialty builds are quoted individually, because a greenhouse and a pop-shop have very little in common. The base structure follows the standard price list, and the specialty elements are quoted on top. These figures give you a starting point.
8×8 Rancher

Specialty Build Questions
Will you build something you have not built before?
Usually, yes. The greenhouse was a first for us and it came out well because we started from a structure we already knew how to build and adapted it. If your idea can be made from timber and fits on a prepped lot, bring it to us. We will tell you honestly if it is outside what we can do well.
Do you take on commercial and municipal projects?
Yes. The City of Bothell Pop-Shops on Main are ours: a set of Forester style buildings converted into small retail units for local businesses. We can quote multiple matching structures, work to an architect’s drawings, and handle permitted projects.
What makes a greenhouse different from a standard build?
Glazing and ventilation. Ours use multi-wall polycarbonate roofing rather than shingles, plus multiple window sets so heat can be managed through the year. The frame itself is the same solid Douglas fir structure as every other building, which is why it stands up to weather that flattens aluminium kits.
Can you build several matching units?
Yes, and there are usually efficiencies in doing so. The Bothell project involved multiple identical Forester units. Tell us how many you need and the timeline, and we will quote the set rather than pricing them one at a time.
How far will you deliver?
Our regular service area is Snohomish and King County and the wider Puget Sound region. We have gone further when the project justifies it, including delivering a pump house from Lynnwood to Spokane. Ask, and we will tell you what delivery would cost to your site.
Do specialty structures need permits?
Often yes, particularly for commercial use, anything with plumbing or electrical, or anything the public will enter. Residential coops and small greenhouses generally fall within the same exemption as garden sheds: 200 square feet in unincorporated Snohomish and King County, 120 square feet in Seattle, provided the structure is unconditioned and not used for habitation. Commercial projects almost always need a permit, and we have taken those through the process before. See our permit guide for the thresholds.
