Why Ours Cost More Than the Big Box Version
We will be direct about this, because it is the question everyone is really asking. A shed from a home improvement warehouse is cheaper up front. It is also usually built from OSB, which is compressed wood chips and glue, and OSB and Pacific Northwest winters are a poor combination. Once it swells it does not come back.
Ours are 100% wood. 2×4 Douglas fir framing, 3/4 inch CDX plywood floors, 1/2 inch CDX roof plywood, Douglas fir T1-11 siding, Tyvek house wrap, a moisture barrier in the roof, floor and walls, and 30-year architectural shingles. It arrives finished rather than in pieces, and it is put together by a crew who do this every day. The difference shows up in year eight, not year one.
Getting the Site Ready
Your building sits on pressure-treated 4×4 skids over 4 inch concrete leveling blocks, and up to 6 inches of leveling is included in the price. What you need to provide is a prepped, level lot.
For most gardens, a compacted and drained gravel pad is the right answer. It is the cheaper option, it drains well through a wet winter, and it is straightforward for a landscaper to build. We can refer you to people who do this work, and clients regularly tell us that referral was one of the smoother parts of the process. A concrete slab is the alternative and makes sense if you are already pouring for a patio or driveway, or if you will be rolling heavy things in and out.
Either way, get the pad done before installation day. Most straightforward buildings go up in a single day once the site is ready.

Is the $3,040 price really the total?
For a 4×8 Rancher, that price includes the building, delivery and installation on a prepped level lot, a single lockable shed door, 30-year architectural shingle roofing and Douglas fir T1-11 siding. What it does not include is site preparation, which you arrange separately, and any extras such as windows, shelving, a loft, insulation or electrical. There is no delivery surcharge hiding at the end.
Gravel pad or concrete slab?
A compacted, drained gravel pad is the usual choice in our climate. It costs less, it drains well through a wet winter, and it is easy for a landscaper to build. Choose a concrete slab if you are already pouring nearby, if the ground is difficult, or if you will be rolling heavy equipment in and out. Either way the building sits on pressure-treated skids and leveling blocks, with up to 6 inches of leveling included.
Do I need a permit for a garden shed?
Most do not. Unincorporated Snohomish and King County both exempt one-story detached storage structures up to 200 square feet, which covers every size up to and including 12×16, and Snohomish County allows up to 400 square feet outside an urban growth area. Seattle is the exception at 120 square feet. The exemption covers the building permit only: setbacks, lot coverage and critical area rules still apply, and adding electrical brings its own permit. How long does installation take?
A straightforward garden shed goes up in a single day once your pad is ready. Larger buildings, or ones with decks, extra doors and windows, typically take two days. We arrive with the building and a crew, and you get a finished, lockable structure the same day.
Can I add windows, shelving or a loft?
Yes. Picture, single-hung and slider windows, skylights, storage lofts, double doors, ramps, vents and interior wall finishes are all available. A storage loft is the single best value addition for a garden shed, because it uses space that is otherwise wasted above head height.
Which style should I choose?
Rancher is the classic 6:12 gable and the most affordable. Forester has a modern single slope. Craftsman uses a steeper 12:12 gable and gives the most loft space. Barn style has the traditional gambrel roof and the most headroom upstairs. For pure storage value, Rancher or Barn tend to make the most sense.
